Financial Management

The Alpha14 Team has a strong foundation in construction accounting and financial management as they have managed developments spanning the commercial, industrial, residential, and retail sectors in Melbourne. All of these sectors require different levels of financial management.

Throughout the entire project, Alpha14 can complete feasibility and update it as well as prepare financial forecasts including the budget. The financial management duties that Alpha14 is involved in can vary at different stages of the project life cycle. For example, at the due diligence stage of the project, Alpha14 can create a funding plan to check financial viability and seek potential funding partners’ interest. Upon proceeding with acquisition, Alpha14 will obtain the offer from funding partner to complete the project. Thereafter, Alpha14 will negotiate the offer, have legal and accounting review completed, and refer to the above project for recommendation.

Alpha14 has the capability to oversee, negotiate and recommend to the above project all offers for the first mortgage and senior debt borrowings. Alpha14 can also offer extensive work completed on construction funding, including but not limited to:

  • Managing and overseeing a QS being appointed, a report being complete for funding and monthly inspections of site until project completed.
  • Appointment and management of valuer to completing construction funding report and feasibility.
  • Compiling budgets for construction funding and managing these monthly.
  • Manage and oversee every aspect of construction funding being approved.

Throughout all stages of the project life cycle, Alpha14 will attend weekly management meeting with financiers, comply with regulatory obligations, and maintain proper records. Alpha14 will also approve and authorise/complete all payments as well as maintain all bank accounts, accounting, and BAS that the above project requires.

Insurance

Alpha14 has managed the development projects in a variety of different sectors in Melbourne. Alpha14 therefore has the ability to ensure correct and adequate insurance covers are in place, as well as keeping current insurance policies that are required to be kept. It is necessary to have adequate insurance policies in place to avoid a dire financial situation as general business activities may result in property damage or damage to the construction project.

The types of insurance that Alpha14 manages may include but is not limited to insurance surrounding:

  • Contract works
  • Product liability
  • Legal liability
  • Public liability
  • Building Insurance

Alpha14 can also engage an insurance broker if need be. 

Alpha14 will always use reasonable endeavours to ensure contractors in respect of the development have been effected and keep in effect all required insurances.
