About The Moreland Design Excellence Scorecard
The Moreland Design Excellence Scorecard is a framework guiding what constitutes design excellence in the City of Moreland. It improves the design quality and liveability of medium and high-density developments above the requirements of the Moreland Planning Scheme. It contributes to and enhances the outcomes of developments for the Moreland Community.
The Moreland Design Excellence focuses on the enhancement of four key areas:
- Building Design & Materials
- ESD & Building Performance
- Building Accessibility
- Community Benefit
Where a proposal satisfies all four components, it is considered to achieve design excellence.
Our new build in Barkly St is designed to be compliant with all the requirements of the Scorecard.
About Barkly St, Brunswick
Barkly St, Brunswick is approximately 3.5km from Melbourne’s CBD and is near Jewell Railway Station, the 19 Tram Route and the 504 & 506 bus routes. Brunswick will provide 39 apartments over 8 levels with the ground floor being commercial. The apartments will have well sized living areas, bedrooms, and balconies, and a large portion of the apartments will meet the accessibility requirements of the Liveable Housing Design Guidelines, allowing for greater accessibility for people with limited mobilities. At least one carpark will be provided per apartment and there will also be a generous provision of bicycle parking in the basement. Barkly St’s architectural design is inspired by Brunswick’s rich past of multiculturalism, diversity, and industrial warehousing.
How Barkly St, Brunswick is designed to comply with 100% of the Moreland Design Excellence Scorecard
- Building Design & Materials
Barkly St, Brunswick’s architectural design is carefully thought out and reflects the broader Brunswick aesthetic. The materials used in the strong built form is a nod to Brunswick’s industrial past and history of bluestone quarries. With its architectural design, there is a clear break per balcony so that they do not appear as solid vertical rows, softening the building to any passer-by. The balcony alignment is also inspired from terrace housing as balconies terrace houses are clearly defined. The building therefore is compliant with its innovative building design and its materials used to complement the surrounding areas.
2. ESD & Building Performance
Barkly St, Brunswick has been designed with sustainability as its key component. As a result, it achieves a BESS Rating of 73%, which is more than the requirements of the Moreland Good Design ESD scorecard. Barkly St will maximise all rooftop space with as many solar panels as possible, whilst also ensuring the building remains visually recessed from neighbouring buildings and from the street. These solar panels will provide all the power to communal areas. The apartments will have an average energy rating of 7.5 stars, all hot water will be electric, and all appliances will be water efficient. In addition, double glazing will be used on windows as well as strong insulation in walls to allow for desired heating and cooling. During construction, 80% of the construction waste will be recycled and minimal amounts of VOC materials will be on any paints and adhesives. Barkly St, Brunswick therefore has an environmentally sustainable design.
3. Building Accessibility
Barkly St, Brunswick is compliant with the BADS accessibility requirements, promoting equal access to apartments for all community members, including those with limited mobility, young families, and older people. These requirements all meet the requirements of the Moreland Good Design Scorecard.
4. Community Benefit
One of the most important aspects of a development is to achieve a net community benefit. The benefits that Barkly St will yield are improvements to the streetscape along Barkly Street based on its design as well as a diverse housing choice for the community. Barkly St also works to minimise any greenhouse gas emissions generated by residents which will help mitigate the effects of climate change and to encourage others to change to sustainable practices. It also provides bicycle facilities to encourage more sustainable forms of transport and lowering the use of other motor vehicles, further mitigating the effects of climate change. In addition, Barkly St will provide employment uses on site since the current undeveloped site is a carpark, which does not provide for localised employment. All these factors contribute a net benefit to the community.
