Alpha14 is proud to announce that our Sunbury planning permit will be approved soon due to the finalisation of the Sunbury South Precinct Structure Plan. Alpha14 is looking forward to launching the project in a couple of months’ time!
Sunbury South Precinct Structure Plan
In the past, Sunbury has been constrained for housing. The Sunbury South Precinct Structure Plan (the PSP) is a long-term plan for Sunbury’s urban development. The aim of the plan is to facilitate the transformation of non-urban land to urban land, and it establishes a vision for how the land is to be developed. The PSP aims to create suburban outcomes for Sunbury and Vineyard Roads whilst also maintaining protection of the landscape, biodiversity and cultural heritage of Sunbury’s surrounds. The Sunbury demand for new housing can now be met.
Sunbury Development Summary
Alpha14’s new development in Sunbury will compromise of a 120-place childcare centre at the southern end of the site, 56 three-bedroom townhouses across the site, and 24 1 & 2 bedroom apartments in a four-storey residential building at the northern part of the site. The site also includes a 3000sqm central open space to be used by the future residents and a privately owned and managed internal road and pedestrian network.
Sunbury will deliver an innovative, highly attractive, and socially engaging community that boasts a connection through the large central open space. The precinct will provide a range of housing types between semi-attached townhouses and apartment style living arrangements to encourage a diverse community that is located in close proximity to the Sunbury and Diggers Rest township, as well as a future train station to east of the site.
Alpha14’s new Sunbury development complies with the key objectives of the Sunbury South PSP. Sunbury creates an attractive urban environment through providing a medium-density outcome in the area. The site also complies with maintaining Sunbury’s image and character through the provision of flora suitable for the natural environment, as well as also achieving sustainability goals, through prioritising the movement of cyclists and pedestrians with the large open space available. Sunbury is therefore consistent with the goals and vision of Sunbury South PSP.
